How to Run a Quarry Site Selection Screen

Great quarry sites are found backwards: market first, rock second, everything else in ruthless order. Here's the seven-factor screen used to sort a county's worth of parcels down to the two worth a phone call — the same order a corporate development team runs it.

01Draw the market before touching a map of geology

A quarry sells within its haul shed — roughly where its freight-adjusted price beats the competition, often ~25–40 road miles for crushed stone. Map demand (metro growth, DOT programs, concrete/asphalt plants) and every competitor's location, reserves, and rumored life. A perfect deposit inside a rival's shadow is landscape; mediocre rock in an underserved corridor is a business.

02Screen geology for 'good enough,' then for great

State geologic maps, well logs, old exploration data, and roadcuts identify candidate rock. You need spec-capable stone (soundness, abrasion, ASR-friendly) at mineable depth — but at screen level the question is which parcels can't work: deep overburden, thin units, known chert or reactive zones.

03Grade transportation access

Truck: distance to the arterial network without dragging through a school zone — every mile of bad access is a permanent tax. Rail or barge adjacency multiplies the market and the exit value. Score every parcel's route to the customer, not just its gate.

04Read the political ground

Zoning and comp-plan designation, rezoning history in the jurisdiction, distance to the nearest subdivision, and who the neighbors are. A county that hasn't permitted a quarry in 30 years is telling you something. This factor kills more sites than geology ever has — weight it accordingly.

05Run the environmental fatal-flaw pass

Desktop first: NWI wetlands, FEMA floodplain, blue-line streams, T&E species ranges, historic/cultural sites, wellhead protection zones, airport proximity (fly-rock and dust have FAA neighbors). None of these is automatically fatal; several stacked on one parcel usually are.

06Map ownership and assemblage difficulty

Parcel data tells you how many signatures the site needs. One farmer with 400 acres is a conversation; nineteen heirs across four states is a career. Note adjacent ownership too — buffer land you can option cheap today is the expansion permit you can't buy later.

07Score, rank, and go look

Weighted scorecard — market 30%, permitability 25%, geology 20%, access 15%, land 10% is a sane start — then windshield-tour the top three. The ground always edits the desktop: the powerline nobody mapped, the new cul-de-sac, the neighbor's sign. Only after the visit does anyone earn a drill rig.

Rule of ThumbMarket 30, permits 25, rock 20, roads 15, land 10. If you can't win the rezoning hearing in your head, don't bid on the dirt.
